Fire retrospective REGS - loft UKa I'm going to buy a house with a loft. Details sellers States, it is a bedroom. However the inspector noted that the gates of the stairs does not comply with fire regs. I think the conversion has been done for several years but I do not want to apply the regs when I buy. Can I ignore the fire regs, if it was made some time ago and in what year would it bea
That's up my street.
For a realtor to meet compliance laws they must follow guidelines for descriptions pasted miss, if you buy the house and the conversion does mens comp-building regs can not be classified as a chamber effect of the agents are likely to pay compensation to you to cover all work to meet the regs.
Although this is a question that you must bring your lawyer, make sure to keep a set of details before the change.

Ask your building inspector, phone or pop in there seat, they do not receive surveys. You could have built a partition around the stairs with a fire door at the bottom and a smoke detector wired into the loft and downstairs. Good luck.
If you plan to rent property to students or multi ie person household is not a family, and strict rules apply. For a normal family rules are more relaxed. You need a firewall proof stairwell either plasterboard or brick refractory or 2 layers of plasterboard. The door must be fire resistant too. The windows in the loft need access to the fire too.
